SmartAsset对全美40个最大的大都会区进行了排名,评估在哪些地方最容易偿还房贷。分析基于2023年的抵押贷款数据,计算了各地30年期固定利率抵押贷款的中位数本金和利息支付,然后再与这些新房主的中位收入进行比较。

  • 匹兹堡是最容易偿还房贷的城市。在匹兹堡,新房主的中位收入为$101,000,使得每月$1,377的本金和利息偿还最为轻松。月供仅占家庭总收入的16.4%。这基于$265,000的中位房产价值、78.2的贷款价值比(LTV)和6.99%的中位利率计算得出。
  • 加州大都会区的房贷最难还清。最难还清抵押贷款的五个地方都位于加州:其中圣何塞垫底,月供$6,588占家庭总收入($271,000)的29.2%;紧跟着是圣地亚哥(28.6%)、洛杉矶(28.4%)、旧金山(27.2%)和河滨市(26.9%),这些地区的房贷偿还难度都相对较高。
  • Virginia Beach的抵押贷款利率最高。VB大都会区的新常规抵押贷款中位利率为 7.38%,这意味着每月还款金额达到$1,950,而家庭收入为$109,000。VB总体排名第23位,房贷支出占家庭总收入的21.5%。
